If you're shopping for a manufactured home in Dayton, Cleveland or anywhere else in Liberty County, the loan usually shapes the whole purchase: which home fits your budget, whether land is part of the deal, and how much you'll need up front. This guide walks through the main loan types in plain language, the questions worth asking a lender, and how the team at Conroe Home Center helps buyers get pre-qualified. Despite the name, Conroe Home Center's sales center is right here in Liberty County, at 135 Twin Oaks Dr in Cleveland.
Lenders look at a home by itself differently from a home and land together. Before you compare loans, know which of these describes you:
Your answer narrows down which loan types make sense, so it's worth settling first.
Chattel loans. A chattel loan finances the home itself as personal property, apart from the land. It's often used when the home goes on leased land or when you'd rather keep the land and the home on separate loans. Ask any lender about the term, the down payment, and what you'll pay in total over the life of the loan.
FHA Title I. HUD's Title I manufactured home program insures loans that private lenders make. HUD says it's open to "all buyers who meet credit requirements and plan to use the manufactured home as their principal place of residence." HUD's Title I overview says the loans can cover "a manufactured home unit," "a manufactured home lot," "or a combination of the manufactured home and lot." HUD lists a maximum term of 20 years and 32 days for a single-unit home loan. The interest rate is set between you and the lender, and borrowers pay an upfront insurance premium plus an annual premium.
FHA Title II and conventional land-home loans. When the home and land are financed together as real estate, a regular mortgage may work. These loans come with requirements for how the home is set up and attached to the land, so ask your lender what your home and site need to qualify.
VA loans. If you've served in the military, ask whether a VA loan could work for your home and land.
USDA guaranteed loans. Parts of Liberty County are rural, so this one is worth checking. USDA's Single Family Housing Guaranteed Loan Program fact sheet lists manufactured homes among eligible dwellings and says "No down payment or reserves are required." The property has to be in an eligible rural area, your household income has to fall under the program's limit, and the home has to be your primary residence. USDA has an online property and income eligibility tool, so check your exact address before counting on it.

The site also features Jessup's Elite series, including the new The Murphy with 4 bedrooms, 2 baths and 2,280 sq ft (32'x76'). Prices aren't posted online, so ask the team for current pricing on any home; that number is what you'll take to your lender. You can browse every plan on the homes page.
Before you sign, ask whether the loan is chattel or a real estate mortgage, what the full term is, what you'll pay in total, how much you need down, whether land you own can count toward the down payment, and whether there are insurance premiums or fees on top of the monthly payment. Get the answers in writing and compare at least two offers. A low monthly payment over a long term can cost more overall.
